There is a particular kind of buyer's optimism that estate agents quietly rely on. The one where a person falls in love with the light in a room, mentally rearranges the furniture, and skips past every crack, every damp patch, every ominous ceiling stain as though sheer wanting could render the building structurally sound. The practice focuses on detailed Building Surveys, particularly where a property is older, larger, unusual or simply deserves a closer look. The aim is to give clients a proper understanding of the building itself, from visible defects and signs of movement to moisture, deterioration and the sort of issues that can become expensive if they are missed early on. Reports are designed to help buyers make informed decisions with their eyes open, rather than discovering problems after completion.
